EVERY TRANSACTION IS DONE THROUGH A TITLE
COMPANY.
We specialize in buying, rehabbing and selling 1-4 family
residential properties. We purchase these properties either
with our own funds or with funds provided by our lending
institutions, banks, and private investors.
Our networking provides us with a steady stream of
properties to analyze. We are growing and can purchase five to
ten properties per month. With the average turn around time
of six to twelve months, there is a constant need for funding
of new projects.
Many of the properties we select are usually

in need of repair (UGLY HOUSES! AND
IN UGLY CONDITION) which spells

INVESTMENT! They
are usually very neglected houses that need our special touch
to make them into the pretty
houses that everyone
falls in love with and purchases, giving us a nice profit.

Because we buy and own
them 30 to 40% below market value!
We purchase houses from extremely motivated sellers
and pre-foreclosures. Also bank foreclosures,
many of them greatly
discounted directly from the mortgage lender. Some of these
houses look very bad and need a lot of work. Some of the
houses only need cosmetic work or no work at all and have a
fast turn around time.

goals of getting the highest interest on your money with a

We also work on pretty houses
and multi unit buildings and apartments.

market-derived data.
Your Not In The Deal Alone!
We also purchase and rehab projects with our own funds. So
putting up our funds on a project is not an issue. If
necessary, and depending on our current project load and
purchases, we could participate in the funding of a
project until you’re comfortable with funding the next project
in it's entirety. All transactions are secured and purchased
at 30-40% below market value!
With our proven buying formula, we never violate the 70-75%
LTV (loan to value). This way we have plenty of room for
profit and our lenders/investors are comfortable in having a
secured investment.
We buy and sell houses on a full time basis. We have an
excellent reputation and have established credit lines with
major institutions and banks.
But these funds, while being a large amount, can get used
up quickly in today's market. Being in central Indiana, even
ugly houses can command high prices. And since being able
to strike quickly on good deals and keeping our word as being
a fast cash buyer, it is imperative to have additional funding
in place. We are quickly growing in a fantastic real estate
market.
We Are Aggressive Yet Conservative
We are aggressive in our marketing methods but never
deviate from our purchasing formula. This formula gives us a
cushion should we experience adverse market conditions.
We are aggressive in buying property. We make it known
that: We come to the closing with
CASH. We
close FAST.
We are not greedy. This is how we get deals. Our business
plan is a long term plan developing long term relationships.
And through our networking, we receive many calls which we
sort through to find only the best deals available that meet
our criteria. These are the deals we either purchase and
fund ourselves or present to you as an investor.
Short Term or Long Term - Choose Your
Comfort Level
Our business relationship can be short term doing one deal
at a time basis or a longer term relationship doing multiple
deals per year.
The average project from start to finish including the
sale, depending on market conditions, is 6 to 12 months. This
includes the 30-40 day waiting period for our buyer's
mortgage.
We price the houses to sell!
Not hold and
admire.
We use aggressive networking to sell our
projects. Commissions are already figured in our costs. We
concentrate on finding, rehabbing and finishing the projects.
If you need to get out of a project because of unforeseen
circumstances, all we ask for is a thirty day notice so we can
replace your funds and cash you out. No penalties, No costs.
SUMMARY:
We are planning our future for growth. We
want to buy more houses!
We have our own funds and the funds from our lending
institutions. We can and do purchase multiple deals per month.
We are not looking for a lot of investors. Ideally we would
prefer just a handful or even one or two
well healed
individuals that would be a serious investor that can see the
benefit of a real estate secured, high return opportunity by
investing in our real estate projects using our proven money
management methods.
Our ideal investor would be someone who understands and
feels comfortable investing in the properties we acquire at
30-40% below market value! And someone who has liquid cash and
can fund a project quickly.
There are also deals that need to be done at the 11th hour.
Just before foreclosure or before another slow moving buyer.
These can
be the really sweet deals!

CASH IS REALLY KING!
For our larger investor that funds the whole project
quickly, and since the holding period is usually
short, I could sweeten the deal and offer you a bonus point!
These deals are usually quick, easy, and very
profitable! Some may take longer but have a Big Payout!
You wouldn't believe what people and lending institutions will
do when they need to sell a house. And the most lucrative
deals are in the higher end deals. $150K and up. A huge upside
potential in these deals! Usually they just need minor work,
if any, and then we just quick sell them!
As I said... we are not greedy. We like to share some extra
money when we can to our investors. We have our main focus.
But our networking base is growing and these deals do come
along.

For some of the best, most lucrative deals out there, you just
simply need cash. And the first guy who gets the cash to the
seller gets the deal and the profits that go with it.

contacts and marketing methods and capital to have the phones

HOW IT WORKS
YOUR PROTECTION
 | Before sending your funds,
you will receive our Borrower
Worksheet showing
the purchase price, rehab cost and projected selling price. |
Then you would send the necessary funds to the closing
attorney's trust account with instructions that your funds can
only be released to us upon the following documents being
produced with copies sent to you which include,
Title Insurance
showing clear title to the property. A Property
Insurance Binder
in at least the amount of the investor's loan. Also a
Note and 1st Mortgage that
will be recorded by the closing attorney.
 | Upon the sale of the
property, it will work like any other closing of a property
having a mortgage. The attorney pays off the mortgage (your
money) at closing and gives us the balance. Your interest
will be discussed prior to purchasing the project. You can
get paid monthly, quarterly or all at the end. We are
flexible to those terms. |
