Home maintenance Suggestions
Spring
The season to repair any problems winter
may have caused
and to prepare for warm weather.

1. If you turned off the breaker to your
air-conditioner (which is not recommended), turn it back on and
do not use the air-conditioner for at least 12 hours. |
|
2. Have
air-conditioner checked by a qualified cooling contractor. |
|
3. Turn central
humidifier off. |
|
4. Change or clean
furnace filter(s). |
|
5. Gutters should be
cleaned of debris and check for condition. (leaking seams, peeling paint and
properly secured to house). |
|
6. Check attic areas
for leakage (after wet weather), paying particular attention to areas around
chimney(s), plumbing vents and under valleys. |
|
7. Check to make sure
drainage from downspouts and around foundation is flowing away from house. |
|
8. Check crawl space
and/or basement for dampness and leakage after a rainy period. |
|
9. Open crawl space
vents when weather permits. |
|
10. Check roof for
damaged, loose or missing shingles. |
|
11. Check chimneys for
loose or missing mortar and also for loose bricks. |
|
12. Call a chimney
sweep to clean your fireplace flue to eliminate creosote build-up. |
|
13. Check your sump
pump to make sure it is operating properly. |
|
14. Get lawn mower
tuned and blade sharpened. |
|
15. If you are
applying a crab grass preventer, make this application about mid-April. |
|
16. In the spring, the
ideal time to fertilize your lawn is from early to mid-May. |
|
17. Check screens for
winter damage and replace as necessary. |
|
18. Now that you've

The above mentioned list includes several items that may
require professional attention.
Summer
Heat, humidity rain. these are the elements that your home
should be prepared for
 |
Check wood exterior areas for rot. warping and
peeling paint. |
 | Trim tree limbs away from roof and siding. |
 | Trim bushes away from sidewalks. |
 | Drain water heater (one time annually). This reduces
sediment in the bottom of the tank. |
 | Seal cracks in the exterior walks and driveway to
help prevent further deterioration. |
 | Change furnace filter(s). (If central air is
installed). |
 | Have septic tank cleaned every two years. (If
applicable). |
 | Check hardware on garage door(s), tighten if
necessary. |
 | Check motorized attic vents for operation. |
 | Clean refrigerator coil. Coils located behind bottom
grill tend to become clogged quicker than rear mounted coils. |
 | Check the temperature in your attic on a hot day; it
may surprise you. Temperatures of more than 120º are not abnormal.
Installing a power attic fan would not only make your house more comfortable
but may save on you expected roof life and save on air-conditioning expenses
as well. |
 | The second application of fertilizer for your lawn
should be made in late August or early September. |
 | If gardening is your hobby, please make sure your
garden is not located over a septic field. For the location of your septic
field, contact your local health authority. |
 | The temperature isn't the all that's hot. The market
is perfect to sell a home like yours. Lets talk!! |
Fall
During the fall season it is important that you prepare your
home for the upcoming winter. you may want to consider installing additional
insulation, weather stripping and caulking
|
Have
furnace serviced by a qualified heating contractor. |
|
Change furnace filter(s). |
|
Replace central humidifier pad. |
|
Close crawl space vents. |
|
Check fireplace flue for creosote build-up and check
damper for proper operation. |
|
Check roof for damaged, missing or loose shingles.
Check flashing areas at this time is also suggested. |
|
Clean gutters as needed. |
|
Install or lower storm windows. |
|
Shut off water to outside faucets, disconnect and
drain all garden hoses. |
|
Insulate any plumbing located in garage or other
areas subject to freezing. |
|
11. A third application of fertilizer for your lawn
should follow in mid-October. |
|
12. Empty or let gasoline tank on your lawn mower run
dry before winter storage. |
|
13. Take a careful look at the exterior of your house to
see that it is properly protected from the elements. |
|
14. If your family room doe's not seem large enough for
your family and friends to watch the games on TV this fall, call me to
